Meet Paul Hills

For Paul Hills, real estate has never just been about property. It’s about people.

Spend a few minutes talking with him, and that becomes pretty clear. His approach is less about quick transactions and more about long-term relationships, building genuine connections with the people and places that make the Central Coast what it is.

That mindset has helped Paul and his team at The Agency become a familiar presence across the region, not just in the property market but in the community itself.

“I’ve always believed that real estate should be about community first,” Paul says. “When you take the time to get to know people and the area properly, everything else tends to fall into place.”

From his local Forries run club to neighbourhood events, Paul has built a reputation for bringing people together. It’s the kind of approach that feels refreshingly down-to-earth.

People & places: the pull of the Central Coast

That connection to place is something he sees reflected in many of the people looking to buy on the Coast. A few days by the ocean, a long lunch at a local cafe, a walk along one of our stunning coastal tracks – and suddenly a seachange is on the cards.

What draws people in isn’t usually one suburb – it’s the variety. Long Jetty’s creative buzz, Avoca’s laid-back beachside feel, Berkeley Vale’s family-friendly pockets. Different suburbs, different vibes, but that same sense of community tying it all together.

“It’s what makes the Coast so special,” Paul says. “Every suburb has its own unique personality, but there’s always that feeling of support and belonging underneath it all.”

And that’s where local knowledge really counts. It’s not just about maps or market stats – it’s about understanding how people want to live day-to-day, and helping them find a part of the Coast that genuinely fits.

And while summer often gets the spotlight, locals know the Coast has its own rhythm year-round.

“Autumn might actually be my favourite time on the Coast,” Paul says. “The water’s still warm, the beaches are quieter, and there’s a bit more space to enjoy everything this place has to offer.”

Of course, that’s also part of the magic of living here. Every season brings something a little different.

Summer means long beach days and holiday energy. Winter brings whale watching and cosy cafe mornings. Spring rolls around with markets, festivals and weekends that seem to fill up fast.

“There’s always something happening here,” Paul explains. “It’s a big part of why people end up making the move permanently.”

Coffee, community & a new home

Speaking of a change of scenery, Paul and his team have recently set up their new headquarters in the heart of Forresters Beach village – and they’re not mad about being surrounded by some of their favourite cafes and bakeries.

On any given morning you might find Paul grabbing a coffee from Drift Coffee Kazbah, stopping by Brown Sugar Bakery for something sweet, enjoying a snack at The Pantry or meeting clients over a meal at his second office, di Matteos.

It’s the kind of village atmosphere that captures what the Central Coast lifestyle is all about.

Friendly faces, great local businesses, and a community where people actually stop for a chat.

“At the end of the day, that’s what makes this place special,” Paul says. “It’s not just the beaches or the scenery – it’s the people and the sense of community you find here.”

And for many who arrive thinking they’re just visiting, it’s that shift – from short stays to something more permanent – where Paul and his team come in.
