Local real estate agent Paul Hills knows that feeling well. As a Central Coast property partner with The Agency, he’s spent years helping people make the Coast their home, including plenty who came for a holiday and, well… never really left.
What’s so special about summer on the Central Coast?
“We get people who come up for a week of sun and suddenly they’re asking me about school zones and commute times,” he laughs.
And honestly, it makes sense. Summer showcases everything that’s special about our region. It’s the Central Coast lifestyle in full colour.
“People who’ve only been here as tourists are often surprised at how much is happening – it’s so much more than beaches and postcards,” Paul says. “The pace is relaxed, but there’s always something on – festivals, twilight markets, live music, major sporting events. Summer on the Central Coast has just the right amount of buzz.”
And that easy rhythm? It’s not just a holiday illusion.
“Visitors often ask if it’s really this relaxed year-round or just a summer thing,” Paul adds. “I love being able to tell them that yes, that laid-back pace is real. It lasts.”
No wonder people start imagining, “What if this was my everyday life?”

Which Central Coast suburbs take people by surprise?
Everyone knows Terrigal and Avoca, but it’s often the less obvious spots that win them over.
“Forresters Beach flies under the radar, but once people visit, they’re hooked. There’s a warm village feel, great local cafés, and you’re surrounded by some of the best beaches on the Coast,” he says.
Same goes for Tumbi Umbi and Glenning Valley – both offering leafy privacy and a bit of space, but still close to the action. And Berkeley Vale is getting more love lately, too. “It’s ten minutes from everything – the beach, the shops, the freeway. You get a lot of value there and people are starting to catch on.”
Every suburb has its own personality. Once people find the one that clicks, that’s where they tend to settle.
What are buyers looking for in summer?
Thinking of selling? Summer shows the Coast at its best, but it also means first impressions count, so Paul has plenty of advice to share for people looking to list in the warmer months.
“People love homes that feel easy. A turnkey home where you can move in and enjoy the lifestyle straight away will always impress buyers,” Paul says. “And remember that the outside matters just as much as the inside. People picture BBQs, big decks, fire pits. That’s the vision they’re buying into, so make sure your garden’s tidy and things feel easy and inviting.”
Ok, so low-maintenance homes are a drawcard. But what if you’ve got acreage? “Keep it looking lush but manageable. Buyers want lifestyle, not a full-time gardening job,” Paul jokes.
And don’t forget the magic of the setting. “The colours in summer are incredible. Wildflowers on the trails, native gardens in bloom… it all adds to the feeling that this place is something special.”

What is it about the Coast that turns visitors into locals?
It’s not one big thing. It’s all the little ones.
You can live near the beach, send your kids to a great school, walk to the café, and still be in Sydney in just over an hour.
And when you’ve swum in the ocean, wandered through a national park, and stopped for coffee where the barista already knows your order – that’s when it clicks.
The Central Coast doesn’t just feel like a holiday.
It feels like home.
