The view alone is enough to stop you in your tracks, but when you pair this with takeaway from di Matteos in Forresters Beach, it’s a winning combo. “They do some of the best winter soups around,” Paul adds.
With a new addition to the Hills family this year, Paul says his winter weekends are all about simple pleasures.
“We’ll be spending more time at the beach, and I love being able to take the whole crew – dogs included – down to Forries. It’s a beautiful spot to recharge.”

Another favourite? Ettalong. “A quick trip to Ettalong and all it has to offer, with great views and excellent cafes, is a perfect way to spend a sunny winter’s day on the Central Coast,” says Paul. And he’s not wrong – from the relaxed markets with a real sense of community to the buzz of local eateries, Ettalong has a charm that’s hard to beat.
These quieter months also bring a shift in the local rhythm, and there’s a broader trend Paul sees each year when the temperatures drop: “Often, we see people visit the coast in winter, fall in love with the lifestyle and start the process of scouting out the market.”

It’s easy to see the appeal – the Central Coast isn’t just a summer destination. It comes into its own in winter; it’s quieter and more relaxed, giving you the space to appreciate everything. And from a real estate perspective, winter brings its own opportunities.
“With fewer properties on the market than the usual spring rush, it’s a great time for sellers to stand out,” Paul explains. “Buyers are often more serious this time of year too. They’ve seen the area in its quieter season and still want in – that says a lot.”
